An intercom does three jobs: show you who's at the door, let you talk to them, and let the right people in — from the kitchen, the strata office or a phone on the other side of the city. We install audio and video systems from a single-residence door station to building-wide IP platforms: Aiphone, 2N, Akuvox, DoorBird, Fermax, Comelit, Hikvision, Dahua and other proven brands, chosen for the building rather than the brochure. For apartment blocks that means door stations that survive weather and knocks, monitors, handsets or app answering unit by unit, and door and lift release tied into the building's access control.

We work on houses, duplexes, apartment buildings and commercial sites across Sydney, St George and the Sutherland Shire from our Caringbah base, and strata upgrades are a specialty — including staged cutovers that keep the old system alive while the new one goes in. How we work

  1. Free site visit

    We check the entry points, the existing intercom cabling and riser access, and talk through how residents or staff actually want to answer — handset, monitor or phone app. Free within 100 km of Caringbah.

  2. Design & itemised quote

    You get an itemised ex-GST quote listing the door stations, monitors or handsets per unit, power supplies, lock interface and any cabling upgrades — with reuse of sound riser cabling priced in wherever testing supports it.

  3. Installation

    Door stations mounted flush, level and at the right height, unit monitors or handsets installed with minimal disruption to residents, and door release wired to the strike or maglock — coordinated with building management on multi-tenant sites.

  4. Commissioning & handover

    Every unit is call-tested from the door station, door release is verified, app answering is set up for the residents who want it, and the building manager gets programming access, documentation and the CCEW for the electrical work.

  5. Optional maintenance

    A service plan covers door-station cleaning and camera refocus, firmware updates, handset repairs and lock-release checks — worthwhile on strata systems, where one failed door station affects every unit in the building.

Compliance & licensing

Bioni Security & Electrical holds NSW Security Master Licence 000108088 and NSW Electrical Contractor Licence 35018C. Intercom work sits across both trades — the door station, monitors and release wiring on the security side, power supplies and any new circuits on the electrical side — and one contractor carries both, issuing a Certificate of Compliance for Electrical Work (CCEW) where licensed electrical work is performed.

Where an intercom releases a door, the locking hardware is checked against the door's egress requirements — a released entry must never come at the cost of a blocked exit. On strata sites we work to the building's by-laws and coordinate with the strata manager, and IP door stations go on properly secured network segments rather than sitting open on the building's internet connection.

An apartment building in Cronulla

A 24-unit walk-up block in Cronulla was running a thirty-year-old analogue intercom: a third of the handsets dead, no replacement parts available, and a front door that buzzed open for anyone who pressed enough buttons. The owners corporation wanted video, phone answering and a platform that parts would still exist for in a decade. We installed an IP video door station at the street entry and new monitors in each unit, reusing the existing riser cabling where testing showed it was sound.

The cutover was staged over four days — the old system stayed live until each floor was switched — so no resident spent a night without a working intercom. Owners who wanted phone answering got the app configured; the rest kept a simple monitor by the door. The strata manager now has one supplier, one system and parts availability instead of a dead platform.

What moves the price

Intercom quotes are itemised ex-GST, priced per door station and per answering point. What moves the number:

  • Unit count — each apartment or office needs a monitor, handset or app licence, so the tenancy count drives most of a strata quote
  • Door station grade — a plastic single-button unit and a vandal-resistant stainless multi-button station with camera are different classes of hardware
  • Video versus audio — video needs better door stations, monitors instead of handsets, and more capable cabling
  • Existing cabling — sound riser cabling can often be reused; a full recable of a walk-up block is the single biggest variable
  • Lock and access integration — release to an existing strike is simple; tying into building access control or lift control adds scope
  • App answering — mobile answering can carry per-unit licensing depending on the platform; we spell it out in the quote

Can residents answer the intercom on their phone?
Yes — most modern systems (2N, DoorBird, Aiphone IXG and others) support mobile answering and remote door release.
Do you handle strata intercom upgrades?
We do — including staged cutovers that keep existing handsets working while we migrate the building to a new IP system.
What drives the cost of an intercom upgrade?
The number of units, whether the existing riser cabling can be reused, and the grade of door station. We quote itemised ex-GST with the reuse and recable options priced separately so the decision is a visible number, not a guess.
How long does an intercom installation take?
A house is typically half a day to a day. An apartment block runs from a few days to a couple of weeks depending on unit count and cabling, staged so the old system keeps working during the changeover.
Do we need strata approval to replace the intercom?
Yes — the door station and riser cabling are common property, so the owners corporation needs to resolve to do the work. We supply the system description and itemised quote in a committee-ready format to keep that process short.
What warranty and support come with the system?
Hardware carries the manufacturer's warranty and our installation work is guaranteed. A maintenance plan can cover the door station, handsets and lock release on a scheduled basis — sensible for strata systems in constant daily use.
Can the intercom work with our access control and CCTV?
Yes. Door stations can release access-controlled doors, log entries against the access system, and on supported platforms their cameras can record to the building's NVR. We design the integration up front rather than retrofitting it.
